If the property is across the road from the entrance of the school where the major drop off and pick up area is, this could be somewhat of a turn off between the start of school and end of school hours but the buyers may leave before and get home after these periods from work.Just some food for thought there for you.

Closed off the entrance to the bedroom (from the hallway), built a false wall, and put a shower right there in the bedroom.

If we remove a wall from the closet to make an entrance into the bathroom, it would give a little more space in front of the tub, but you lose 4' or so of closet wall space.

It has an entrance and exit, high ceilings, own heat but there isn’t any ventilation / windows in the bedrooms.

Living quarters are private, entrance is private, and so on.

If you plan on duplexing consider that because seperate entrances are key and to have to build a staircase down to the ground from above or cut into an existing foundation is a lot of $ needed to spent that can be avoided.  

I am considering adding a 500sq' garage loft (separate entrance, appliances, just shared back yard) and then moving out and renting both the main house and the loft separately.

Every county should have all the property info posted near the entrance of the court house.

The neighborhoods with entrances off of Votaw and Thompson are all single family homes with values in the $200s to upper $300s or more.
