Like TurboTenant, they are a property management package that offers REIHub accounting as an add-on, with the REIHub service being marked up by $14-19 over REIHub depending on your package. 

Of the 5, there were 3 that made hit the mark, this was the most desirable and I was aggressive.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

And I just mark up the interest rate. 

I do need to build up to that positive cash flow at the 10 year mark.
