It's weird.ya know maybe they ( millennials ) read the articles  … and think they should rent.. and I do know that homeownership East of the Mississippi in general is not coveted as much as on the coasts .. were even here in Portlandia Millennials buy most of the starter housing.. but they also buy condo's down town and rent.. but agreed.. first thing anyone should do in IMHO is buy them selves a home if they plan on living in a community any length of time. and in lower priced areas go ahead and buy it anyway.. get in for the lower down and better interest and if you move wa la you have a rental already bought.. paying rent is a fools errand..

I moved from Brooklyn last year, and  closed on a multi-family home in Bergen-Lafayette, there's mass development going on everywhere, "hipsters" and young professionals populate downtown, and are even moving in inner-city neighborhoods.

I live in Austin and within 5 miles of downtown center you are looking at California pricing (hard to cash flow positive), lucky for me I have several duplexes bought before the price explosion.

I have done that already, and in short I came to following high level findings.Positive impact on appreciation: -area was historically undesirable due to association with “East Austin” demographic stereotype, but that his changed rapidly in last 10 years due to proximity to downtown, universities, corporations moving in, redevelopment of parks/recreations etc.

We still have a Pawn Shop at the Main St corner downtown and the fireworks vendor hired for the 4th of July extravaganza dropped the ball and cancelled the show (luckily we blew stuff up in our own street), so we are no Downtown Winter Garden yet, but headed in the right direction.
