Plumbers will charge you a ton to dig ditches and just sub out the concrete work and mark it up like crazy.10' down seems kinda crazy, but if the units are below grade, that's gonna be right without a pump. 

"A" students teach, "B" students work in government, "C" students make the money, "D" students work for the "C" students and "F" students dig the ditches.

But I'm working on a unit right now where I'm ditching the claw foot and installing a nice three-piece shower/tub combo.  

My honest oppinion is keep the tenant and ditch the PM... hope that helps.

It's a huge hole that runs to a ditch.

We have minimal baggage and could honestly move anywhere if we decide to ditch following my wives w2 job and go all in with real estate.

I don't necessarily hate the signs but I do hate getting out of my car, crossing ditches, high grass, etc. and trying to pull down signs that have been placed in spots and anchored in ways that make them difficult to remove

Does anyone have thoughts on what this last-ditch double-armload should be?

I went from busting my hump digging ditches in the rain and mud to programming robots. 

Ditch the car, take a loss, buy a beater then go drive around in the beater like @Natalie Schanne suggests.
