What is astounding to me is the ready acceptance by the people purchasing these guru programs that with only the guru training they’ll be able to make tons of cash by identifying and tying up all these 40% + discount deals that all of us with the experience, education and capital have somehow missed.  

I would use tile in the kitchen and bathrooms ideally, and then LVP in the rest of the property.

So say they pay on the 7th then they would get a $50 discount and only pay $50.

The second duplex was like an episode of Hoarders and needed significant work (including an eviction and terminating the lease on the other side, however, I knew that going in and we discounted the price accordingly knowing that significant renovations were needed. 

Tenants don't read the lease and if they do they forget about the details soon after.Instead, post something like this on the inside of the bathroom door:

Hi all,I’m looking to invest in Blue Ridge, Georgia, specifically in a four-bedroom, three-bathroom cabin.

So, I tried to help the situation by getting a contractor to go replace the floor and remodel the bathroom so that the house is nicer for her.

I've found even though you can get some modest discounts it makes things much easier to keep everything with the broker.

I'm not purchasing this property at a discount so I want to make sure it's worth it.

If you were to add a full bath room that would be a better investment.
