Actually the ones with a discharged bankruptcy are some of the best because they have almost zero debt and can more easily pay the rent.The ones you have to watch out for are the ones carrying a ton of debt barely treading water.One little thing goes wrong and and it will all fall like a ton of bricks.Now if they habitually filed bankruptcy that might say something.You can look up bankruptcies and history of people online using the national system.If they have little to no money for a deposit ,bad credit,and want to move in on the weekend and say they love the place without asking questions..........RUN

An earlier post mentioned the fine for discharging refrigerant into the atmosphere; although you might not get caught, see link for some examples of enforcement:https://www.epa.gov/ozone-layer-protection/enforce...And intimate knowledge of electronics is not the same as intimate knowledge of the NEC - if you said you had the latter, doing your own wiring and breaker panel work would certainly make more sense.Where I am located, the electric power company will not turn power on for a building that had service disconnected for some long time without first having an independent third party electrical inspector sending paperwork to the electric company stating that the service line and existing meter and panel is safe - so this might be something you would want to become familiar with in case your electric company has a similar requirement.

@Shez B.If the OP refinances the home after he has reached >20% equity, then he could discharge the high-ration mortgage and place a standard mortgage in its place.

If so, you can provide a payoff letter and let them know that you would OR pay the escrow company to record discharge of mortgage; after payoff has been received.Generally, it is not a good idea to send the orginal; that is a big risk.
