The disadvantages are:You are overpaying for the real estate, a large part of what you pay for is in the lease, not the dirt and the building.  

It has it's advantages, and disadvantages.

I am really looking to find out what are the advantages and disadvantages of both options.Also, I do intend to buy rental properties in the same area that I will be living (Columbia, MD) in the next year.

It really put me at a disadvantage but I knew I was getting a good deal and I studied it enough to feel 100% confident in the property and my offer.

If you're solo trying to negotiate with a seller using an agent you're at a disadvantage.

If feasible, you typically don't want to have debt from business investments (which could be substantial) to be counted as personal debt; that may have its disadvantages when you then have to finance personal acquisitions.

Disadvantages: I only get between 6-7% cap rate; the area that it is being built in is saturated with new apartments; high HOA fees.  

The disadvantages are the copious amounts of paperwork and the amount of time it takes from the time you've selected a tenant until he can actually move into your unit.  

Disadvantage would be if I should ever need to evict him, that could make work life a bit awkward.

I want what is best for me and easiest for some of my technologically disadvantaged clients to figure out.
