The TM will present 100 scripts to get a cold appointment down to 1-20 for a FSBO It’s a true numbers game.  

The way their cash flow calculations are presented is IMO sketchy: while the form is not a spreadsheet, it is made to look like vacancy/repairs are included in cash flow calcs (stacked together with other numbers impacting cash flow, and right above the final cash flow amount) 2.

Every big problem, is also a big opportunity, ya just gotta decode the how.......I am unsure I need to be swayed as I do believe RE still presents a good investment choice for those making educated choices and working it or those who are patient (RE has historically been forgiving over time).  

Hi all,My agent presented an opportunity to me that would use seller financing and I had a few questions.

If you haven't heard, there's a big wave of opportunity that's presenting itself in Florida right now.

I have heard presentations on it....but few people make it work consistently. 

By presenting a competitive offer and demonstrating confidence in our ability to complete the project, we were able to close the deal successfully.

Hopefully a logical answer will present itself once all the problems arise.
