If you only do cookie cutter then all you see is the same cookies.Again a wrap is not illegal.To get a finders fee shown on a closing statement from a title company should mean you have a real estate license.

However, there is no cookie cutter approach to this and what works for you may not work for your partner or anybody else.Talk to a CPA that understands these issues and be prepared to discuss both you and your partners other sources of income, your retirement contribution goals, your future retirement goals, your tolerance for extra paperwork, etc, before you make a choice on what type of structure you will use to run your flipping business in.

I know a few of those guys who either work security in Afghanistan and Iraq or work offshore oil rigs who take their downtime in Asia and sometimes they're over the top even for me but it does annoy me when Americans try not to be Americans just to fit in.

I just use a spreadsheet where I organize my campaigns, and then self-print regularly with an ink-jet printer using card stock and a paper cutter.

having done a lot of business in Detroit and in Hinds and RAnkin and Madison counties I can attest to that thought process.for the OP there is the RIG meetings which is what your probably referring too.I was just there last week looking at all our stuff there.. some streets are probably beyond help but other areas I can see a definite change for the better.and in the Fondren area we are seeing retail flips were 5 years ago I only funded deals there for rental purposes.. ( I am talking West of State St.)

Hey all rehab wizardsFirst off, I have consumed J Scott's book on flipping and rehab costs and it is a wealth of great information for sure, but wanted a guesstimate of costs associated with a floor up rehab of your typical cookie cutter 800 SF 2/1.5 townhomes built 1980+ for those who have done some of these.
