In my personal opinion, I think the return of 100% bonus (or at least expanding 179 a bit) is somewhat likely with the new administration, so it might be worth it to you to hold off on doing anything until things look a little bit more concrete.

I've read at least half of the books published and I don't think that's true at all. 

We'll lose money for 75-90 days but the new rent is market so some will stay and not forcing people that can't afford it to move in the middle of a very cold winter I think buys a tiny bit of good will and is the decent thing to do.

I keep thinking that deals like this are out of my world of possibilities because, 1 I do not know if it is a good deal, 2 how could I make it happen if it is a good deal?

I think build to rent is a great option if you can get cheap enough land to make it worth it.

I personally think you can successfully market both your property management (PM) and buy/sell real estate services under one brand if you position them correctly.

Similarly, if you put several Class D tenants in a Class A 4-plex, what do you think will happen to the property?

I think at this point, i dont think sheriff sales is a viable part of my strategy. 

When I really think about it though, I'm so grateful to not be managing my property day-to-day.
