When criticizing people who say "this time it's different", keep in mind that the polar opposite position is "past cycles guarantee future performance (up AND down)", which is an equally ludicrous assertion.

@Lindsay West Yes, she can combine the two strategies to avoid taxes, however notice the critical caveat pointed out by @Wayne Brooks: the part of the sale price allocated to 1031 cannot be applied towards her new FL home.

I would like to put solar on my rentals but seeing as the tenants pay the electric bills and those properties don't qualify for the tax credit, I haven't done it yet (although I may sometime anyway, after all other critical Cap Ex projects are completed).
