At the end of the day, neither are effective without understand how they work and their limitations but if used correctly they can be used in conjunction with one another.

You need to do the ethical thing and inform this person that your not of the correct knowledge or skill level to best represent this transaction. 

You are experiencing what many fall victim to in the DSCR world when certain loan officers or banks try and broker DSCR loans when they are not well versed.A DSCR loan has to be underwritten up front by the Banker or Loan officer and many fail to run the numbers correctly or at all.

You are saying I should ask for the seller to carry 80% seller finance and then I make payments to him with 5% interest for a period of time until I pay it off correct?

Correction - Michael Saylor of Micro Strategy raised $650 million, up from the original $400m, in bond sales, within 48 hours.

Or we'll have had a correction, and prices will fall, but probably from something higher than where they are today and will stabilize somewhere around today's prices.
