If you are investing in a distant market there should be even greater reasoning behind the investment because you have less control and therefore even greater risk no matter what anybody tries telling you. 

query=garage#sear...If you can rent a 2 garage at $450 without spending ~$150k for a garage ADU conversion, no work/risk of the ADU conversion, the lower maintenance/capex, easier eviction, no rent control, less tenant interaction, it will not convert your SFR to rent control, etc, it seems superior to the garage ADU conversion.  

I just fund land flippers that need to control the land .

I took a few years out of work to take care and spend time with a family member whp passed, so I have only been working for a year now.

My thinking is this:1) Spend your money making the unit nicer, not investing in machines that will need service calls.

Is this an amenity worth spending $$ on?

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Your also spending 4-5k a year in taxes on a 90k house. 

Coaches are best when you want to go from somewhere to somewhere better, but not the best spend when you are starting from scratch.

R&D is like split testing, trial and error is "I'll be damned to spend the time investing in knowledge so let's just hope we survive the guessing".
