I think I joined initially in 2013 and argued, had confrontations, and flat out told a bunch of people to go .... off somewhere and meant it.

I want to seek advice on a situation I am having in one of my properties in North Carolina.I inherited a tenant in a triplex that we acquired 4 years ago.At some point after we acquired the property, the tenant gets a dog.I advised the tenant that this is against the lease and they said they were just dog sitting.Several weeks ago, I confronted the tenant and they admitted it was their daughter's dog.

We aren’t hard arses, we prefer a softly softly approach that avoids confrontation and animosity, even though this particular tenant had brazenly breached the lease and potentially given us grounds to evict them.The tenant’s response?

Have some ideas and work them out with the professionals.When confronted with lots of information and jargon outside our comfort zones, it's very easy to get intimidated.

Turned out she really wanted to stay and when confronted with the increase she disclosed that she had plenty of money and it was a non issue.

It today's world you need to be careful confronting everyone and worry more about rage.

When I confronted the agent about that, he replied they're adding value by advising that it's a good vacation rental market, and that if I can't see the value, he felt sorry for me.  

It took the PM 3 months to pay back in installments & the company was dissolved after.Like I mentioned above, that was a professional tenant & I need her to help confront the PM for my lost at the beginning.
