CMAs tend to be more comprehensive and often include an analysis of not only recent sales and current listings but also expired and pending comparable sales.Since this area is not very regulated, each State can create requirements for the two reports (some require licensing, others do not).

I would replace the ceiling fan as it seems as though it has run it's course and let her know that since she was not injured ,she is not entitled to any compensation and you have no proof that someone in her household didn't tamper with it.
