When you sign almost all mortgage closing packages, you are signing an Occupancy Clause that states you are intending to live in the home for 12 months.  

Start by talking to a cross-border CPA and attorney to handle taxes and legal structures properly.

But you have closing costs for Refi, and sale, but in sale you get all your equity back out. 

Subtract the flat fee buyer agency fee of $6000, meaning the buyer is credited $6,500 at closing.

.: I haven't passed this past legal review so for what its worth: Part of my standard requirements for everyone include income is at least 3X rent, minimum credit score, say 640, Clean record and no evictions as well as deposit is paid in full at signing of lease and 1st month rent is paid in full prior to handing over the keys.
