You could put a line in your lease about “the landlord understands the inconvenience of broken appliances and will attempt to repair them as quickly as is reasonably.”

As for this thread, I do have a bunch of furnishings on hand from a STR I attempted a couple years ago, so I may go ahead and try one unit furnished and see how it goes.

Please excuse my ignorance. 1) In an attempt to learn from folks who have done this, what is the best way to finance the gut rehab of the existing property and the new construction of a duplex?

I am attempting to avoid a neighbor dispute about an oak tree branch hanging over their property and would like to consult with an attorney to be clear on the local law.  

It MIGHT add some value, but you’re flushing most of that money in an attempt to buy happiness.
