You start by taking 2 classes and 2 tests to become an agent then you work for another broker for a couple years, then take a bunch more classes and a couple more tests and THEN you can open your brokerage!

However if you plan on buying 3-4units, there is a trigger rule for FHA, it is called the self sufficiency test.

The system should be tested and certified by professional every year, otherwise you may have fines and L&I can shot down the building.

I watched a video that did live testing and mice can fit through holes smaller than a dime, and actually can fit through gaps even more easily.

But what I heard from this planner is that this is really just a test and that he feels it's possible -- and likely -- that the city will readdress the issue in a year or less.

If this is something you are interested in, mainly because less competition, you should test out one or two and see how it goes.
