It is close to the downtown area but the majority of area is bigger lots and on the other side of a prominent hill that gives it a more out in the country feelFoothills is the most exclusive areas with higher price points and lots of upper end shopping and diningMarana and Oro Valley are the newer "suburban" areas of Tucson that have the laid back walking and biking paths, golf clubs, snow bird / retiree type activities that draw visitors in and then get hooked and eventually buy homesIf you haven't tried Tucson yet, there is quite the variety and with snowbirds leaving, there are plenty of current STR's ready to host you as the summer warms up.

On the sale side of the equation I rely on 3rd party sales agents for my housing geared towards owner occupants.

Ironically, platforms designed for real estate (Zillow, Apartments.com, Rentler, etc.) produce very few tenants for me, compared to FB Marketplace (and I also find a lot of their functionality to be user un-friendly, from the landlord side). ...you'd think that platforms custom-made for real estate would make the process a snap for landlords, but it takes me a lot longer to post and manage rental listings on Zillow or Rentler than it did on Craigslist.

And beyond that, there are plenty of ways to grow your income with a side hustle.

Be careful on the lender side, insurance should be a smooth transition though.

Your move from NY to GA should be seamless and no issue at all on the 1031 side.

I respect your many years of experience Jay but want to bring some perspective from the other side of the table.In a corporate office which is running 10, 20 or even 50 projects at once (depending on the firm size), what is the benefit for the Architect to drop their other projects to jump on yours quicker?

One side is traditional rental and the other side I have furnished and have been renting as STR.
