-Roof - roof has a leak -Tons of water damage - mold is horrible in the basement- Walls are all beat up with holes everywhere( looks like their was a royal rumble in the house) - Kitchen ceiling is cut open- bathroom shower wall is ripped open and ceiling of shower is cracking- windows are leaking - kitchen floor is buckled up from water damage- Both upper and lower deck are in horrible condition( i was honestly afraid to walk on it) - Outside molding around windows is cracked and damaged- all outside lights are broken- carpets every single one is ruined- Bathroom sink is shot- Kitchen cabinets all have water damage- And again ill say their is a big mold problem so i have no idea how much that will cost.The condo has 6 rooms , 2 bed rooms , 2 full baths , 1 half bath 1280 sq ft.

if it has wood shake, it will likely need all new OSB decking, but even with that and 2 layers of shingle removal, you would be at no more than $500 per square or around $9K in my market in KC....I don't know of any roofers in your area but sounds like you should definitely be able to get it done  right for WAY less than $15k...if you don't get any good roofer recommendations, try BBB, Angie's List or NARI ( National Association of the Remodeling Industry) for quality roofers and get a few bids....don't trust a "guesstimate" from another agent or anyone else who is not a roofer

Both units are 1 bedroom apartments, with walkable attack, basement, private deck, private off street parking and a common yard approximately 1 acre.

You have a home with a 2-story addition and you want to clean and re-stain the cedar exterior.I have used products from Home Depot and Lowe's to clean and stain decks and wood siding.

Impossible to generalize like this...Some are families that just want a safe home and neighborhood for their kids.Some are young and just starting out and want whatever they can afford.Some are young and just starting out and want a cheap place so they can move up/out to their own place.Then there was a recent story in the San Diego paper about people who are paying MASSIVE rent for luxury apts with fire pits, dog runs, on site gyms,  decks, grills etc.

It's also not fair to me to be waiting on you all to catch up with your payments to me, when you all have the money to go to the beach on vacation and to build a nice new deck around your pool.

She says the house needs paint, flooring, an new deck, and possible mold remediation.

I was in the back checking out the yard and back deck so when I come walking around to the front (in gym clothes, no less) these cops are ready to slap cuffs on me.

Oh, and the first unit has a small deck off the kitchen that looks like rotten wood.My question is: should I look into getting permits?

It is not on a foundation, but does have a few nice decks built off from it ).
