This is relating to a house I have a property manager for.The PM informed me that the tenant reported a plumbing issue where dirty water was coming up from the bathtub or somewhere, the specifics were very vague.I have a plumber I use for all my work.

And of course you would compensate this local trustworthy person who does this for you.You can also find a local bug exterminator to go out once a month to "spray the unit" even if with water, but this way he would get authorized access to the units once a month, to go around look around while he is spraying and see if there is anything fishy happening (weed growing in the bathtub...) and report it back to you.

Think of major items that will cost the most money.Tile in the bathrooms, windows (overall), appliances, doors (sometimes they are not hung or in bad condition), bathtubs (do they need replacement or major repairs), plumbing (overall), air conditioners (do they work or are they outdated)......We also rate each unit 1-10 based on all factors and list tenant issues if during due diligence so we know if we should consider non-renewing or addressing at the time of acquisition.
