Pay or quit on day 5, file for eviction on day 10 (that's my state law, I can't do it any faster).If they just generally annoy me, but are paying, I give a 30 day notice.If there is some violation of the rental agreement, it's a 72 hour notice to cure, and if they don't cure, it's eviction time.

@Jenni G.All they would have to do is raise the rent $25.00 per month and not mention non - refundable fees.Prospective tenants wouldn’t be annoyed and the landlord would end up making more money on average in a multi family property.

Others  mentioned the honeymoon stage, IMO that only happens with new tenants when it's a nice newly renovated house, inherited tenants start out frustrated and annoyed.. as the one we just bought is frustrated, she's lived there 6 years, prior landlord never improved her house, but fixed the other units to rent them out,...

I likely annoy my tenants with all the questions if they report any issues as I'm always thinking if what they are reporting is somehow an emergency visit, can wait til I can schedule a repair, or wait til I can take care of it myself next time I'm down.
