I know it is not the best time to buy and it will be challenging to find the right deals but I wonder if i am just being to over analytical?

In this case, I would run some analytics on 3BD 2BA homes in your area to check and see what their performance looks like so you aren't going into this blind.

I'm super analytical so I studied real estate and read all kind of book for about 10 years before I pulled the trigger. 

Is there such a thing as being way too analytical instead of pulling the trigger?

I also don't always trust the face value of the analytics for turnkey properties, make sure you run the numbers yourself!

There is software(s) you can pay for to look at data and make an analytical decision.Go at night and during the day.

From the analytics I've seen, the majority of guests here are workers, truckers, or people traveling through. 

 Try and get data from CoStar, Crexi, and Marketedge these companies usually have real-time analytics and reporting, that helps investor understand future supply and identifying opportunities.
