Hey @Danae Pitcher, so we have had a 7 day stay for early Thanksgiving, but nothing for actual Thanksgiving week.

Those should drive a ton of traffic to your listing.Furnished Finder is the go to for MTRs (long term rentals with a shorter stay, over 30 days).You can also use FB like @Bruce Woodruff mentioned but you will need to get everything setup to take bookings.

Hey @Robert Carmody, we are only on AirBNB and VRBO and they work just fine.I have been reluctant to do a Booking.com listing due to the negative reviews I have heard from other hosts.Booking.com was geared towards hotel stays, which means your STR gets treated like a hotel room.

Stay up to date on all licenses and permits that may be required. 

Definitely agree with Kevin, a lot of insight in this one post, especially on staying practical and working fast to put a deal together. 

Also, check out his podcast...one of the few I have continued to listen to over the years and stays current with good content.

Our previous tenant just moved out after 7 years and the new one likely will stay for years.

You can also add other discounts (like length of stay or early bird/last minute) which I do believe give your listing a boost.As for pricing software, I would caution against it for one property and when you are new.
