When presenting an offer do you typically do so within a contract ready to be signed or could it just be on something less formal ('napkin') needing more or less a verbal agreement soon after which you provide seller with a contract to sufficiently look over, possibly with some attorney/consultant then officially sign?

.- You can take a bar napkin out and write that your income has tripled since the year started (in P&L format)... and we'd ignore all the bar napkin numbers, and approve the loan just based on tax returns.

(This goes for anybody else as well... more info coming in my intro) Doesn't matter if you know what you want or not from a layout-design standpoint, just supply me with a layout of the kitchen (can be hand drawn on a napkin... just need the lengths and height of walls, window locations... maybe take pic's as well), I'll be happy to do this for you.
