I would tell them they need to return the property in the same condition. any cost to you that isn't already necessary will come out of their deposit. for instance if the carpet was old when they moved in you probably can't charge them to replace it but if it was new and you need professionals to come in and clean a stain out from s glass of wine, I would charge that

LOLin Lake Oswego were I live and have built half a dozen 55k for permits.in Gresham were I am currently building and built 30 last year and 23 this year 30k for building permits all in.out in Yamhill ( Oregon wine country were I built a dozen) permits 12k....I suspect Bay AREA is 75 to 100k per house JUST FOR BUILDING PERMITS and hook up fees.the numbers I quote above are all in include hooking to sewer water, storm park fees.. and other city fees.. the actual building permit review fees are nominal in all areas its the system development and hook up fees that are huge..
