I am cool  with buying something I perceive to be a good value and just sitting on it.. like that property I bought up in Rohnert Park next to the Graton Casino in 1995.... its only been 24 years but return on investment on that one will be literally 100 times what I paid for it.. and it cost me 300 a year in tax's and money that was pocket change to buy.. now granted what I do most wont as they need monthly income but I make monthly income in my real estate business and have basically zero income from rentals..

I left right as construction was starting on the casino.

I recently reached out to my guy (he’s a professional, does casinos, sports stadiums, public buildings, etc) for a bid and here’s his exact breakdown.

Fortunatly we never got on the Airbnb train, I remember too well what the last recession did to travel and tourism - I have seen it live in Vegas, empty casinos, 17,000 construction workers on the Aria City Center job sent home mid project.

I recall a fellow telling me that most people win in a casino; as I recall he had to borrow rent money after that experiment.  

I don't go to casinos to gamble. 

@Jeffrey Gordon  land assemblages with multiple mom and pop's can be a tough one.I own 4 acres across from the largest casino in N.

Lots of good potential and with the casino coming in due time I believe that area will be booming.

Does anyone have any experience with a casino being built in their area and the effects that it had on your community after, both positive and negative?

i want to do what has the best success rate . the stock market just scares me . i feel like im outside a casino watching someone else gamble with money and i have know control . that money didn't come easy . if i could get it out with out the huge penalties i would have done so years ago .
