The hedge funds and International investors have been pouring into both metros and both are consistently on every list as growth hubs.As was mentioned, the Brightline will only enhance access to other major metros like Miami and Tampa, we are going to see much more growth in the space industry (again), not landlocked and not as vulnerable to hurricanes.

In a similar fashion, if you can imagine how much landscaping and underground infrastructure is in a golf course as compared to the clubhouse, that will give an indication of why an extremely high percentage of the property's value is allocated to the land improvements.

I could pay a regular marketing firm to build a site, but since so many STR owners have this need, I have to imagine there's an off the shelf option rather than having a custom site built.

I haven't really exactly figured how much I will need for the business, but I imagine $25,000 would be plenty initially.As a rough estimate, I imagine if I put 20% down + 5% closing costs on a $500k property (what I consider to be an average/nice house in my area), that would still leave me with $165,000 in savings.

LOLFirst, becoming super host itself means nothing as everyone is super host, and second, even the highest feedback host doesn't have a good booking number for the next 30 days. ....Just imagine why someone that has a million dollars sitting in CA would build Airbnb-approved STR in the middle of Toledoville or Arkansas.....while there are not many demands over there too.
