2- if it’s vacant, that is a bigger problem now than 3 months ago. 3- ultimately it depends on how desperate sellers are, and how much of a “deal” the buyer demands.

Our township desperately needs housing (but like all townships stop short of providing it) ... a moratorium however, has put that burden squarely on their shoulders by temporarily delaying any protection investors may have had in order to provide such... which results in us as LL's definitely not allowing any applications/Tenants to move-in to vacant units ** unless certain new criteria such as below are met, in the middle of an eviction moratorium.

While I really would like to just write them off as a bunch of wacko left wingers, in desperate times like these, sometimes crazy people can get traction with an audience of people that are equally desperate.  

Desperate people will do horrible things, but lazy people will too. 

Purchase price: $145,000 Cash invested: $90,000 Sale price: $328,000 The house was in desperate conditions, but I loved the original architecture of the house, I could see that it was not a cookie cutter type of house for the area.

Aren't hospitals desperate for nurses and staff now? 

It does have a busy shopping area, and a mall that desperately needs attention.
