Hello First time land lord here, I am about to fix and rent my first investment, planing a day of open house and hand out application that people can fill and return with 35$ credit check fee, from what I gathered after talking to neighbors and my agent, I can expect multiple applications (I have had several people leave their phone number while I am still fixing the property).

I'd planed to use the two years out of country to invest my money into hard money lenders or private, to get the most use out of my bucks while i'm gone. i found BP through the BP podcast on Itunes through mixergy an episode interviewing Joshua Dorkin, and could not be happier to find BP :)i had interest in real estate when i was a little kid about 12 of age, and have now come to my interest again 8 years later at an age of 20. i have a dream of becoming on of the most successful people to ever walk this earth. i know, crazy kid here talking big. but that's just me. its awesome to be here, I'm super pumped to learn and experience this spectacular business for the next many years. thank you if you read this, though its long. this was Hans Ravn from Denmark and talk soon ;)ps. if you have anything to ask, just leave a comment and i will write back :)

The big announcements from Toyota, FedEx and Farmers didn't help either. 

I am planing exactly the same rehab as yours new paint, new floor, new bathroom, new roof, reconverting a garage back and other clean up or repairs.

The city itself was bankrupt couple of years ago, it was the hardest hit market by the crash in 2008, not enough jobs, etc etc.On the flip side, if i want to go out of Stockton, San francisco & Chicago are pretty much same to me, well they are both about 24 hours plane ride away.

Allow time for international fedex.  

I've sold my live in flip and it didn't go as planed.

Have them send you the security deposit via fed ex or express mail. 

Look, when the price of gas or diesel goes up at the pump UPS & Fed Ex and other carriers still haul freight and deliver packages.
