Full rehab of the home to include new primary and secondary bathrooms, installation of new island and coffee nook with granite countertops, new water resistant LVP floors throughout, new paint, crown moulding in living room & kitchen, new electric water heater, and conversion of coat closet to mud room.

If they are behind you, I'd also work on getting a solid fence installed to minimize the contact.

This is not DIY stuff, it requires professional help. 

This is causing me to reconsider only using used appliances in our units and switching to installing new appliances if the price is right.

DIY website builders like GoDaddy have some templates that might work but I haven't dove into those yet. 

Eg, I offered to install a couple of swings on some large oak trees in my tenants backyard but asked them to sign a hold harmless in case one if their kids fell off and broke an arm.

As for when to call in a contractor, it really depends on the scope of work and your comfort level with DIY projects.

That’s what I was thinking too…and the capital gains would be deferred (and proportioned with each installment payment from what I understand based on the profit ratio). 

It would be installed in the middle of the porch, as circled in the below photo.Per my handyman, "All materials and labor to build deck section and install hot tub supplied by you including water, drain and electric hook up.

But if you are a cost conscious landlord you would say, "But wait, the opener is only $200... you are telling me the labor to install a replacement garage door opener is $600!??!?"
