The only REAL benefit I see is that it helps you FEEL more comfortable when you want to disagree with a tenant but don't have the pair to do it or don't know how to say "no" without feeling like a jerk.

I also got washer and dryer from craigslist for my house and my initial property, cost me $200 for one pair and $250 for the other, no issues for 2 years (lucky me!)
