Do you guys suggest getting an LLC prior to attempting our first deal?

The seller is apparently going to attempt to vacate the unit before close. 

Whether assigning or using a double closing, the transactions taken as a whole are really an attempt to squeeze more compensation, for what is brokerage activity (with a fig leaf of equitable title) or as a maneuver to make net listings, otherwise illegal, legal.  

Don't know yet, but I am attempting to get in contact with owner to find out.

In March 2016 I had previously attempted to finance a property through a big bank.

I'm trying to determine if it is worth my attempting to fix the foundation (and possibly adding an in-law via garage conversion) or selling "as is" for a high discount. 

I feel that people tend to shy away from someone whom hasn't attempt/pulled the trigger yet. 

I'm in the "attempting to acquire more property" phase, so I'm willing to consider properties that cash flow.

He went to get his spare keys at the house and when attempting to enter the home, all the locks had been changed and someone had moved into the home, furnished it, and turned on utilities in their name.

I own many properties in Baltimore, houses and commercial units - almost everyday I get mailings from people who say they want to buy my real estate - I get post cards, handwritten letters - silly yellow letters with hand drawn pictures of dollars signs and stick figures of houses.We all at the office have a good laugh, we comment on how awful their attempt to get seller's interest in selling their real estate.
