But I knew how to sell and close.now granted I sold land and ranch's so dress was jeans etc with boots for walking through the brush and such.But its really sales skills and techniques that are critical and I was taught by some of the best land men of their day.You had to take control from the first words out of your mouth.. if you are not controlling the conversation and the presentation you wont be a closer and closers is what U need to be if you want to make any money.I suspect that goes for wholesaling which many of you guys are trying to do  however which is MUCH tougher than just selling real estate you either own or is on MLS.

you have COC return that out of the gate and you have IRR that you achieve at exit. you wont know how U do on a property until you sell it..

I made 110k in 90 days on a 20k investment.. but I had to pay my wife a full commish of course.So that led to thinking  U could have resellers of notes  to those with little knowledge of the note business and they buy a note that CANT be foreclosed on.. ???

So has the FDIC but then again, they don't have you working on it so, while I'm a naysayer, i'll be one of the first ones in line to buy your product if it makes it to market while i'm still here and not in the ground with Robin.most every state has some mom and pop that create foreclosure lists.. if he is an expert in FLA maybe that works there.. but pretty tough as U demonstrated to be in all states..
