I know this is something @Brandon Turner espouses and tells the story of how just this tactic, at church no less, helped him snag a pretty good property (the 24 unit, I think).And thinking back, it's wild that Brandon was the one to promote this considering how legendarily introverted he describes himself as.

Also, depending on when the panel was installed it may need to be upgraded so that it accepts AFCI which is now required in all bedrooms and smoke alarms as well per NEC2017.But, I got wildly different quotes when I set it out to bid.

This included changing over a few HVAC grates that had been broken by wild animals, cleaning out debris and yard waste from the backyard, installing a new bathroom fan, etc.The biggest surprise continues to be the loan that I took - not only did I have to pay for a rehab consultant to oversee the project on behalf of the lender (he cost me $850 on the first inspection, and $375 more PER draw after that.

@Michinori Kaneko we've thought about it. given my background in business and managing projects it's def something we've discussed as an optionya, we are getting pretty serious haha. haven't been overly impressed with GCs or PMs so figured we'd just have her get the license and we'd manage it all and then handle all property mgmt. will definitely be a learning curve because its managing physical units vs software but will be a fun challenge and yes, stock market was wild today / past week. real estate is a great asset class :)

Due to the more conservative LTV associated with most non-recourse loans, the BRRRR pathway is a little less aggressive than might be possible with non-IRA funds, but it it still a fantastic way to mushroom growth in your IRA via a smart use of leverage.
