LLCs usually provide an extra layer of protection between you and your investments.

The property passed lead inspection but i am worried the paint chipping, the base layer of it, may have been applied before 1978 and painted over several times.  

Proper lighting and video cameras are the base layer.

To further mitigate that risk, we have clients who layer their LLCs with a parent / sub structure which is beneficial for a number of reasons, including scaling a portfolio, entering into to JVs, etc. 

They are not free but give you an extra layer of quality control and accountability.

Each municipality (24 plus unincorporated areas) has their own rules, and if there is a managed community involved (condo, HOA, etc), that's another layer of complexity.STR with 30 Day minimums aren't unusual, and the snowbirds will happily pay for extended stays.

I looked online quickly and saw that the inspector had not only NOT passed the roof but also dinged them for failing to install two layers or roofing paper as is CODE.
