It really weeds out the undesirable & high risk renters.

I have no intent to do anything unethical but do not wish to be caught in an undesirable situation should I tell the lender that I WILL take possession and for some reason be unable to.

Other than that, there are a few outdated properties visible from my place but nothing distressed or with undesirables lurking around.

I tried to hint/ask about Bakersfield's undesirables, but no bites. 

Overall, I worry the demand will weaken for the peripheral markets around Bend if the overall market softens.  

Tossing out undesirable tenants, tearing down encampments on a Sunday morning and middle of the night.

The only properties I've seen on MLS that exceed 1% and approach 2% are in somewhat undesirable neighborhoods near me.

I think building in commercial zoned areas for the most part will make the STR a little more undesirable.
