That is not true for all sellers.

I feel like I e read before that 25% of net profit is a good rule of thumb to set aside for those taxes, but what have you all found to be true? 

My advice would be for sure to become a part of the FB group Short Term Rental Listing Advice through the Short Term Shop, Also become a part of the STS community and ask questions there and you will get a boost!

So they'll help you pick the finishes and hand you a shopping list and then you do the rest DIY.

Thanks for sharing that insight—it’s so true that the rep can make or break the experience, no matter how reputable the lender is.

SMS is just a cheaper way to waste money on bad lists that dont target true motiviation of "have to sell" vs "like to sell".   

This would be even more true of a house where the tenants really live in the property and spread-out big time.

Plus stick with our lenders and don’t shop rates.  

But with that comes some challenges in getting through their record keeping to get to an actual and true P/L to start evaluating the CAP.
