You need to make sure you understand every detail: how the lease terms adapt over time, what kind of negotiating room you’ll have when it’s time to renew, and whether lenders in your area are open-minded about financing these kinds of ground leases.

If you have any specific neighborhoods in mind it easier to provide feedback. 

The only issue is with a bit lower rent there's a higher number of applicants that won't qualify but I don't mind the volume to get it filled.

Keep in mind that legitimate players here will usually finance you out of the deal as soon as they are able unless your terms are better than what they can get from trad financing.
