She explained the story of how it happened due to a divorce, etc. however you never know what to believe.I am curious as to if you allow a co-signer/guarantor, or if you are more strict and simply have no exceptions.

I called around to a few banks before I started the BRRRR strategy and found a couple who mentioned they didn't have strict minimums on cashout refis.

@David Cruice I don't think I'd be interested in being a Realtor, it would be strictly for MLS access and saving commissions, not to mention it will help me build relationships with lenders, contractors, brokers, etc., however working at a real estate investment company for a few years definitely seems like a great idea to understand how everything works.

And this is near city center in Houston TX with plenty of land and appreciation.I try not to be a strict rule of thumb buyer but bottom line, unless it's an A or NNN deal, a property will almost never cash flow if it isn't a 1% deal.

My advice - get 2-4 units, your scenario 2 or 3, however in our heck of the woods VA is so strict, it is hard to find a small multifamily which will pass VA standards.
