The other beautiful part of the VA loan is that once it is repaid you are eligible for another loan. 

It's a BEAUTIFUL place and they rent it out during the winter.

The beauty about this is you are in control of how and when you pay your investors back depending on their needs and goals and the criteria they are looking for in their investments.

Townsend is beautiful as well.

And while I love it and it's a beautiful place, I don't know how many people consider Maggie a destination, vs. a stop on the way to somewhere else, like Cherokee or Gatlinburg.  

If you want to stick to the DC/MD/VA area, you might want to consider house hacking a SFH and Airbnbing an extra level/room/basement/crawlspace/fallout shelter-- like you said multis are few and far between here, but you might be able to find some in areas that show up as that beautiful deep navy blue on the Trulia crime map.I live in northern VA but do all my investing outside the area. 

My wife graduated from there, and that is a beautiful area to live for sure.

I see your beautiful familiy in the photo :) So it might be a little more difficult.
