I'm not going to do anything at this moment, but if I do not hear anything, I was simply just wondering what the options were or if anyone has had this situation before.  

Also they work Casamundo but their communication between each company is lacking.

The solution to this is simply!

Is it industry standard to use Passthrough's, as the fee's collected for certain item's are simply collected by the management company, then paid directly to the property management company, making the transactions net to zero for presentation?

@Grace Hartman I don't mean this in a negative way but you're in this situation due to lack of experience, terribly high contractor quotes, or a combination.

But out west here generally speaking surface mining on a small parcel simply will not be allowed in the current zoning code.. 

Their lack of cleaning is causing additional wear and tear on the property. 

These neighborhoods have had favorable zoning for a number of years and development usually follows the path of least resistance.Keep in mind prohibitive zoning is a leading barrier of entry and is usually why neighborhoods lack new supply even when the underlying fundamentals and demand are strong. 

If you have 100k invested in a property but you're only cash flowing $200 a month, it might make more sense to sell and reinvest into another property or simply put the 100k in a high yield saving account at this point in time.  

I was simply under the impression that it was all hedge fund money.
