In this market (Silicon Valley CA) we who have been around the block know its time to find the deals and hold them for a while.

With news of the Silicon Valley Bank and Signature Bank collapses still top of mind, banks are actively courting deposits, and many are willing to pay highly competitive interest rates — often upwards of 4%.

@Nicki SheltonI would imagine when you go to sell, and the buyers home inspector sees 150 siliconed holes.. it may not work in your favor 

I work as a realtor and also do a residential flip or two each year in Silicon Valley. 

I grew up in Silicon Valley, Palo Alto.

If the the imperfections are just on the bottom of the tub. a rubber mat siliconed to the tub might solve the problem and add some non-skid safety factor....ETA: Is that tile really pink.?...

@Brian MangumI moved to Greenville from Silicon Valley 6 years ago and love it.I have been active investing in Greenville since then.We live near downtown Greenville and know these close in neighborhoods very well, most of my investments are near downtown.

-Matt in silicon valley i only know one guy that move become realtor and he is very succesful, but he's succesful because he work so hard.I like tech job not because of high paying salary, but because the tech job is allow us to work less and still earn high paying w2 becoz the whole world is using our product, even i am lazy everyone use what we make.in becoming realtor, i have to work hard every saturday and sunday, just think about it makes me lazy again lol , i would rather 100 times stays in tech rather than selling insurance or selling other people house.

My home city is in CA and in the silicon valley, so thinking of investing out of state.

I haven't set a target yet for preferred return given the low cash flows from deals in the pricey silicon valley.
