I have started looking for listings recently.I am a bit confused when people ask to "shop around" for a conventional loan.

I continued to shop and had more time to look for other options.

Plus if you do not have a well established team to get your project finished up before the end of the summer selling season, you may not get the return you were expecting as holding costs and declining values are eating profits.Option 2 sounds like a safer bet, but yes you will have to cover some expenses and may have to carry the property with your own cash until rent prices appreciate enough over the years to cover your mortgage payments. 

@Annie Seuer , who used be a wholesaler and quit doing it, posted on a parallel thread (https://www.biggerpockets.com/forums/93/topics/1194082-5-tips-to-create-a-real-wholesaling-business-and-not-a-chop-shop) that she doesn't think wholesaling can be scaled.

I'll check out TenantTurner as that sounds interesting, although Avail performs well as my one-stop shop.

Also, no "company towns" like Flint, Michigan or Gary, Indiana where a single employer can pull up shop and the town no longer has an economic driver.

You may find your current insurance company doesn't and you'll just need to shop around to find someone that does.You absolutely have to have the correct insurance or you may not be properly covered.
