When you go to sell on the exit the next buyer might not see the value in the space or might not be able to get lending. 

A DSCR Loan doesn't likely make sense here if you would look to exit the loan in that short a time period I totally did not see the 6 months part lol.

But our state association - Ohio REIA watches the local cities very closely on these topics so I see the updates. 

@Moe Hirsch Yes, it's very relieving to see the area being so popular lately.

Direct mail has a very low response rate and I mostly just see the big boys who are going 7 figures do it, who don't mind spending 10-20k+ month on blowing out towns of letters/postcards.

Just as examples:1) You drive by and see the grass is overgrown, making the house look abandoned2) You have a friend mystery shop your own house and learn the realtor is not returning calls3) You go looking at other properties for sale in that community and learn that your price is way to high for a 2/1

I get tired of this area as I see the cost are as high as in CA in terms of labor.

I see the point in keeping the liquidity to be able to jump on another deal.  

I see the county has a dedicated line for these questions so I’ll give them a ring.
