It has been hard finding a place that 1) Doesn't get bid up by cash buyers that we can't compete with 2) Doesn't have 10's of thousands of capex out the gate3) Is in an area that I'd grade as C+ or better.

I had to ask him about 3-4 times this was ok cause I was terrified of the Due on Sale clause, he cited in the thousands of LLC's for real estate he has setup, he has never seen a lender call the debt due.

I don't post here often, but I do like what Henry Clark had to say earlier about choosing properties that have been on the market for a LONG time.I used that strategy for a 1031 exchange from a small condo to a 6ish thousand square foot commercial office building (no experience).

I recently retired from the military and I don't want to ask for permission to do something reasonable anymore since I had to for 29 yrs.As the owner your little bit of energy savings and wear and tear on the unit will cost you hundreds if not thousands in lost revenue.
