But there are a boatload of investors who are leveraged who never prepare for even a slight down turn on rents .

The entire agent model would perish because most of the time off-market listings are new leads that need to be prepared before hitting the market.

They may cost approximately 10% of your rental income per month, but may be worth it when you are residing out of state.
