@Dusty Laurin As long as you do not run your AirBNB as a hotel, which means that you provide services like daily cleanings and food service (like a Bed & Breakfast), then your AirBNB is treated as a rental property just like a long-term rental.As @Michael Plaks mentioned, there are quite a few good real estate accountants on this forum.

Something as simple as meeting at a local restaurant for breakfast or lunch and then adjusting the meeting place as the group grows.

I am sure you get this all of the time as your very knowledgeable in the Wholesaling business, but I would like to take you to breakfast or lunch sometime if your interested to network and get to know one another.

To maximize the space and double storage I created a breakfast bar and pantry from an old hutch painted Lacquer White and frosted the glass to coordinate with the IKEA uppers, built custom shelves/legs stained to match the mahogany in Varithane (American Walnut) which sandwiched the IKEA solid birch butcher block shaved down to 16"  to counter lever the breakfast far-Opposite side had simple stainless HD bracket.

It is still passive income, and you do not have to pay SE taxes on it and you report the income on Schedule E.However, if you provide substantial service (equivalent to bed and breakfast business) the rent will be subject to SE tax and goes on the Schedule C.

We will be there Tuesday(afternoon) Wed (all day) and Thursday (Breakfast) if that works better for some.
