I dont know about their other services but as far as alerts they seem to get listings much quicker than the other sites and I am almost positive you can set them up by zip code.I think you will like it better than the sites you mentioned, give it a try let us know what you think

We collectively refer to it as "a finders fee".Small chunks of cash (10k, 8k, 5k, 2.5k) but they add up and its a much quicker payday and so much less riskier than rehabbing.I am seriously considering getting a RE license because I leave a lot of money on the table when people call me with pretty houses and I can't list them but not having a license does not at all impede my ability to make money via wholesaling.

The less expenses you have the quicker you can accomplish your goal of quitting your job.

@David Krulac I will be buying with cash to make the transaction quicker, then once I have a tennant in the property (tennant/buyer) then I will get conventional financing through my bank and cash out.  

I agree with the others, that you will miss out on the majority of buyers, and it will sell much quicker if you list it with an agent.

I think if I paint it I will get a quicker sale (probably within the first 2 weeks) but I am already $1500 over budget on this project and if I paint the siding I will be $3500 over budget.

So, a quicker sale with lower margins is often better than a longer hold period with higher margins.Btw, if you don't make a cash sale, I don't know any reliable way you'll be able to sell anywhere near market value to an FHA or conventionally financed buyer.

Although I wanted written agreements I did not push hard enough on the house especially for fast resolution.
