Count on purely cash flow and not hardly any aprpeciation.

IMO, this has come from gurus, they are more marketing experts than real estate experts.It's psychology, pure and simple:Be A Real Estate Operator with little or no money!  

This is a numbers game pure and simple.

Be as professional as possible- this is purely a business transaction/investment.

It is now ready and is now my new apartment here in Saint-Gilles, Brussels.I am actually doing something similaras you  and buy property to renovate and rent out so adding value with renovation, permits to divide and build more and rent.Haven't done a pure flip yet as this isn't really interesting in Belgium unfortunately :-( Too high taxes and fees etc etc. 

Pure numbers don't look bad....And maybe look at some details like property condition (so no major outlays early for capital projects), your home base makes me think college, so are these empty each summer or is there mass competition for students (which can be management challenges).
